Advocates apartment perfectly reflects the nature of Edinburgh in that it is situated in the heart of Edinburgh's Old Town in a Grade A listed building, but is finished with a high-quality, modern design. The Royal Mile is literally on your doorstep and, as one of the oldest streets in the city, carries a lot of history with it. Stroll up to the castle and witness the 1 o'clock gun or wander down to Holyrood and take in the marvel of HM. The Queen's official Scottish residence. Whatever you choose to fill your stay with, this apartment is the perfect base for exploring the city and, kitted out with all the modern amenities you need, you will feel right at home. Rest and relax in the spacious living area and get in some quality sleep in the plush double bedroom - that is if you can pull yourself away from all the nightlife activity to catch up on some beauty sleep! Not just a couple's trip? Then the additional sofa bed in the lounge can accommodate 2 more people, perfect for a short break with friends.   

Please note: This apartment is on the first floor and can be accessed by climbing 12 short steps.

Parking: The owner has free parking space available which is 10 minutes away from the apartment

Advocates Close Apartment looking down on the Royal Mile is located in The Old Town of Edinburgh,which consists originally of the main street, the Royal Mile, and a number of small alleyways and courtyards that lead off it to the north and south. These were normally named after the trade that was carried out by one of more of the residents in that building - hence Advocate's Close. One end of the Royal Mile is the Castle itself and Royal Observatory and to the other end is Holyrood Palace all within an easy stroll from the apartment. There are numerous bars, cafes, restaurants and speciality shops all along the Royal Mile - so plenty to do just walking up and down this street. This is also the main area for The Edinburgh Fringe Festival in August, as all acts will congregate here to showcase their shows. Off the Royal Mile you have the Mound leading down into Princes Street and to the New Town of Edinburgh - this is no more than a 10-15 minute walk, or longer depending on how long you take to walk and look at all the grand buildings around. However if you want to escape the shopping and activity - 10 minutes in the opposite direction will take you past the National Museum and on to The Meadows which is a great park and worth a visit to get a different view of the City.

Booking Terms 

25% deposit is required to secure the dates with the balance due 6 weeks prior to arrival. Where a booking is made within 6 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. All breakages are chargeable. Click Book Stay have the right to charge a fully refundable security deposit.

Cancellation Policy

Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked. 

Any cancellations must be made in writing and acknowledged by us.

In the event of a cancellation, the following charges will apply:

  • If notice of cancellation is given more than 6 weeks before your arrival date, 25% of the total tariff is non-refundable
  • If notice of cancellation is given at least 6 weeks prior and no less than 2 weeks of your arrival date, then 50% of the total tariff is retained.
  • Less than 2 weeks notice the full tariff is non-refundable.
  • Where we are successful in securing a new booking, a refund for any dates re-let will be provided.  An admin fee of £50 may apply to cover costs incurred in processing the booking and cancellation.

    Should a booking have to be cancelled as a result of Government Order, Direction or Advice or a Change in Law, excluding weather-related advice, all monies paid less a £50 admin fee will be refunded. Cancellations for any other reason will be subject to our standard cancellation terms.
*Please note, bookings made for our properties via a third party website if cancelled, the refund given will be monies received by Click Book Stay and will not include any additional booking fees/services charges applied by the third party site.

Holiday/Cancellation Insurance

Once booked, the Tenant is liable for the complete Property rental costs.  As such, it is strongly recommended that the Tenant take out suitable holiday/cancellation insurance to cover costs incurred by unexpected holiday cancellation. Booking Protect, which is a cancellation policy, is offered as an option at the time of booking via the Click Book Stay website.  Booking Protect is an independent company and not in any way related to Click Book Stay. (Please note, this section applies to bookings made prior to 27th March 2020).
