Sawmill Cottage has been refurbished to give a more contemporary feel to this rustic property. The converted estate outbuilding has been given a sleek and stylish makeover with simplistic walls, slate flooring and a rustic, yet contemporary, kitchen. If you truly want to retreat from everything, this property offers plenty of indoor entertainment for the whole family, and an enclosed garden with a BBQ for your use and free-range chickens that add to the country feel. The spacious and open plan living area offers a light and airy feel to the cottage and features a woodburning stove and luxurious finishing touches throughout. Cosy up in front of the fire with a faux fur throw or take a stroll around the scenic Perthshire countryside, you have the best of both in this beautiful peaceful cottage.

 

Local Area LOCAL AREA

Sawmill Cottage is surrounded by woodland with plenty of local walks along the Moncrieffe and Kinnoull Hills. These quiet country lanes are also great for cycling. The Sawmill is the perfect base for exploring Perthshire and Fife with beaches, golf courses and the mountains in close proximity, a 45 minute drive to St. Andrews, Stirling Castle and Edinburgh and 3 miles away from Perth and its diverse range of restaurants, pubs, cocktail bars and music venues, or of course simply a bolthole to unwind. 
 
Parking: Outside there is ample space to park 2-3 cars with a great south facing patio, and to the rear of the property there is a large enclosed garden.

"BEAUTIFUL LOCATION"

I loved staying at the Sawmill cottage. The beds were very comfortable, the livingroom was light and airy with sufficient seating. The back garden was lovely and the kids enjoyed the campfire. The bathrooms were well appointed and there was plenty of hot water. The kitchen was nice and had most things you would need, though I had to buy a potato masher and there were no herbs, spices or cooking oils available. The Wifi was somewhat unreliable and I had to keep resetting it and I must admit that the TV was so small that I found it hard to see from across the room but that was probably just my eyes. I would completely recommend this location - very peaceful and lots of wildlife, lovely views.

, but only a short drive to town for shops/dinner. The property is a modern, nicely-designed barn conversion. We enjoyed our time here. Lovely to get outdoors and see the stars and build a camp-fire as well as staying in with the log-burning stove.

Terms & Conditions BOOKING TERMS & CONDITIONS

Booking Terms 25% deposit is required to secure the dates with the balance due 8 weeks prior to arrival. Where a booking is made within 8 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. All breakages are chargeable. Click Book Stay have the right to charge a fully refundable security deposit.

Cancellation Policy - Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked.  Any cancellations must be made in writing and acknowledged by us. 

In the event of a cancellation, the following charges will apply:

  • If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable
  • If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable.

 Holiday / Cancellation Insurance. Once booked, the Tenant is liable for the complete Property rental costs. As such, it is strongly recommended that the Tenant take out suitable holiday / cancellation insurance to cover costs incurred by unexpected holiday cancellation.  Booking Protect, which is a cancellation policy, is offered as an option at the time of booking via the TS Holiday Lets website.  Booking Protect is an independent company and not in any way related to TS Holiday Lets.
