The perfect holiday home for family gatherings or a getaway with friends! Kinnoull View is located in the city of Perth and is part of an exclusive development set within the beautiful grounds of St Mary's Monastery. This luxurious property definitely has the WOW factor, set on a hillside immersed in nature with views looking onto Kinnoull woodlands, thus, giving you the perfect mix of urban and rural (5 mins drive or approx. 20 minutes walk to Perth city centre).

If you are feeling indulgent and want somewhere that has the WOW factor both inside and out to relax and unwind with loved ones, then Kinnoull View has it all! This large 5 bedroom detached modern house is set over two levels and has been furnished to a high standard. The ground floor comprises of a spacious hallway with double doors leading into a large and immaculately presented living/dining area. From the dining area, there is a door leading into the contemporary kitchen with all the mod cons and adjoining lounge area, which means that the nominated 'chef' can have company whilst they cook!

French doors lead out from this lounge area into a well kept garden with small decked patio area for dining al fresco or sit and enjoy nature on the sun-lounger under the pergola (please note that the kitchen is also accessible from the hallway). Should you want to catch up on work or write a few postcards, there is a small beautifully decorated study just to the left of the entrance into the house. There is also an ample sized utility room (accessible through the kitchen) for doing laundry and a cloakroom for all outdoor jackets and shoes.

Sleeping quarters are on the upper level where you will find 5 sumptuous bedrooms; 3 with en-suite shower rooms and a family bathroom. The extremely spacious master bedroom is bright and airy with a large king-sized bed Upstairs are 5 bedrooms, 3 with en-suite shower rooms, and a family bathroom.

Not only is the accommodation inside something to smile about, but so is the garden along with summerhouse and view towards the big trees of Kinnoull woodland. property that has been renovated to a high standard with a contemporary finish. The stunning design offers a sleek look which is perfect for every taste. Relax and recoup in the ample living room, with underfloor heating to warm up even the coldest of toes, or sit out in the sun-drenched kitchen/dining area with French doors that open out onto a courtyard where you can enjoy the fresh sea air. The property benefits from a top-quality family bathroom with spa bath, ample storage to meet all your needs during your stay, and a contemporary kitchen with all the amenities required to create the meals of your dreams. The house is split over three levels giving you plenty of space for the whole family.

Booking Terms 

25% deposit is required to secure the dates with the balance due 8 weeks prior to arrival. Where a booking is made within 8 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. All breakages are chargeable. Click Book Stay have the right to charge a fully refundable security deposit.

Cancellation Policy

Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked.  Any cancellations must be made in writing and acknowledged by us.
In the event of a cancellation, the following charges will apply:

- If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable
- If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable.

Holiday/Cancellation Insurance

Once booked, the Tenant is liable for the complete Property rental costs. As such, it is strongly recommended that the Tenant take out suitable holiday/cancellation insurance to cover costs incurred by unexpected holiday cancellation. Booking Protect, which is a cancellation policy, is offered as an option at the time of booking via the Click Book Stay website.  Booking Protect is an independent company and not in any way related to Click Book Stay.
