Kinross Residence is perfect for a family or friends getaway and is ideally located to chill and relax, or for walking and cycling - the choice is yours! Kinross Residence is located in the the heart of the town in what used to be the Townhall, now converted into apartments. This stunning interior-designed property definitely has the WOW factor on both the outside and inside. The property has brand new modern furnishings with windows and doors handmade in Scotland as well as the kitchen, which has been individually designed to suit the space. Kinross is a great location for a holiday, calmer than holidaying in a city, yet not too far from Perth either (approx 20 minute drive). Walks and cycle routes aplenty or just chill in the local coffee shops nearby and people watch.

This 2-bed dual-aspect apartment is set on the ground floor of the building with en-suite and double height accommodation with mezzanine deck in one of the double bedrooms. There are approx 4 steps up to the main entrance door and thereafter, you are on the ground floor. On entering the main entrance of the building, you arrive into the spacious communal hallway of the building. The door to the apartment is straight ahead. On entering the property you arrive in a small vestibule, which then leads into the main open-plan immaculately presented contemporary living/dining/kitchen area - where there has been attention to detail in the use of space. The seated section has an L-shaped sofa with a 50" flat-screen wall-mounted TV (with Freeview & Radio). The raised dining area seats 6 people (2 steps up to this) with an additional kitchen workspace/breakfast bar area which can seat an another two guests. From the living/dining area, there is a door leading into a square hall-way which has 3 adjacent doors leading from it; the double bedrooms on either side with the main bathroom in the middle.

Sleeping Quarters - Bedroom one to your left comprises of a large sumptuous double bedroom with a super-kingsize bed, built-in wardrobe and bedside cabinets on either side with integrated USB ports for today's modern-day traveller and also has a brightly decorated large en-suite with a double shower, The second double bedroom also has a super-kingsize bed (this one is a zip&link bed which can be split to make 2 singles), built-in wardrobe as well as the mezzanine area above (staircase leading up to this), which has two single beds. Ideal for a family. The main family bathroom is spacious and bright comprising of a bath and a separate double walk-in shower. This apartment has been renovated to a high standard with a contemporary finish. The stunning design offers a sleek modern look which is perfect for every taste! A maximum of two well-behaved dogs are welcome at the property on request (please note, additional charges per dog will apply). 

Parking

There is a dedicated parking space (for one car)  to the right of the main entrance door as well as free/paid parking within a 2 minute walk of the property.  

Local Area LOCAL AREA

Kinross is approximately 13 miles south of Perth and 20 miles north-west of Edinburgh.  The history of Kinross was mainly an industrial one with approximately 300 weavers, 35 cutlers, 22 shoemakers and 10 iron works and only a population of around 600 back in the early 1700s and was once linked by railway to Perthshire, Fife and Clackmannanshire.  Since then, Kinross has expanded considerably due to the construction of the M90 motorway, which is the main north-south artery bypassing the town.

There are many walks and things to do and see in an around Kinross.  You have everything right on your doorstep and you can walk to Loch Leven from the apartment.  You can choose to either walk or cycle the Loch Leven Heritage trail, visit Loch Leven Castle located on the island in Loch Leven and stop off for coffee & cake (plenty to choose from).  Not too far away is the lovely village of Falkland which is also well worth a visit with it's lovely palace as well as cafes and walks through Maspie Den.  If you are looking for somewhere a little busier, then the city of Perth is nearby, which has a cinema, theatre, concert hall, large parks by the River Tay, shops and lots more.  You could also take a trip to university town of St. Andrews and a stroll along the beautiful beach or drive a little further and visit Crail, St. Monan’s and Anstruther.

"Super Stylish Interior, Great Location"

The flat is well appointed with a super stylish interior, it was a pleasure to stay in such a unique building. The flat in the centre of town opposite a new hipster style coffee shop. Local restaurants were good, I recommend the Kirkland Hotel Restaurant and The Courthouse, avoid The Boathouse. Farmers market on Saturday morning right outside the front door. We were on a cycling holiday, all on-road routes but the roads were quiet and it’s was easy to re-route away from/or towards the more challenging gradients. While we were firmly in the saddle, walkers/anglers would enjoy it too. By car 40mins to St Andrews and Edinburgh.

"Amazing place has everything you need"

Wow, loved the Town Hall property in Kinross…………it had everything you will ever need, a better TV/Sound system than we have at home and an incredible kitchen. Bedrooms that you just don’t want to leave and our boys were thrilled with the loft beds. So much space for the 6 of us. This is our new home from home in Scotland and we went everywhere from here as its all so convenient. Shops and restaurants right on our doorstep had everything and the loch is stunning, we hiked and ran it most days and always stopped at the Loch Leven Larder, amazing place. We will be back to drag ourselves over the street for coffee at Roasters………the best coffee in the UK.

"Beautiful Apartment, Convenient Location"

We loved staying in Kinross! The apartment is beautifully appointed, very warm and cozy. The Co-op is right down the block, and the fish and chip shop is four buildings away. Very conveniently located. Less than a 1/4 mile out the front door, we hiked part of Loch Leven trail, past Kinross House and around the Kinross golf course and back into town. Perfect afternoon hike! Conveniently located to take in Edinburgh, Perth and St. Andrews. Highly recommend this property.

Booking Terms 

25% deposit is required to secure the dates with the balance due 8 weeks prior to arrival. Where a booking is made within 8 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. All breakages are chargeable. Click Book Stay have the right to charge a fully refundable security deposit.

Cancellation Policy

Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked.  Any cancellations must be made in writing and acknowledged by us.
In the event of a cancellation, the following charges will apply:

- If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable
- If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable.

Holiday/Cancellation Insurance

Once booked, the Tenant is liable for the complete Property rental costs. As such, it is strongly recommended that the Tenant take out suitable holiday/cancellation insurance to cover costs incurred by unexpected holiday cancellation. Booking Protect, which is a cancellation policy, is offered as an option at the time of booking via the Click Book Stay website.  Booking Protect is an independent company and not in any way related to Click Book Stay.
