10 Virgin Square, St Monan’s Harbour – A unique 3 bedroom 18th Century restored building – Rooms with an Art Gallery, Sea Views and the smells of freshly cooked seafood, (which you can eat, cooked for you in the local restaurant!) a great place to flâner, eat-out, enjoy a takeaway, watch the changing weather and dramatic Sunrises & Sunsets. This building has been lovingly restored by the current owners who also own and manage the East Pier Smoke House in St Monan's. It’s a unique property that inspires the soul and mind, whether you want to relax in one of the bedrooms reading a book with views of the Firth of Forth and the Bass Rock which is home to the largest colony of Northern Gannets or take a stroll along the Fife Coastal Path. St Monan’s is also a haven for safe outdoor swimming. The Property has two Kingsize bedrooms on the top Attic floor (Sea Views) with a shared Walk-in Double Shower room on the Second Floor there is a Kingsize bedroom with a skylight, a Family Bathroom and also a Mezzanine dining area with views of the Harbour which includes a kettle, toaster and fridge.

Please note that this property during the Summer Season - Easter to October the Ground Floor Gallery and Kitchen are not part of the rental, out of season the property would make a great space for private events. The owners plan to run on the ground floor as an art gallery during the Summer and the professional kitchen on the ground floor prepares locally caught shellfish such as Lobsters, Brown Crab and Langoustines for the East Pier Smokehouse, of which you can book food to eat in the house. ( If you plan to eat in restaurants around the East Neuk we recommend booking in advance to avoid disappointment)

Booking Terms 

25% deposit is required to secure the dates with the balance due 6 weeks prior to arrival. Where a booking is made within 6 weeks of arrival then full payment will be required at the time of booking. We accept most forms of payment including bank transfer; all major credit cards and UK issued debit cards. Rental is inclusive of linen and towels, as well as utilities (gas and electricity) unless otherwise stated on the individual property adverts. Fair usage policy applies. All breakages are chargeable. Click Book Stay have the right to charge a fully refundable security deposit.

Cancellation Policy

Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked. 

Any cancellations must be made in writing and acknowledged by us.

In the event of a cancellation, the following charges will apply:

  • If notice of cancellation is given more than 6 weeks before your arrival date, 25% of the total tariff is non-refundable
  • If notice of cancellation is given at least 6 weeks prior and no less than 2 weeks of your arrival date, then 50% of the total tariff is retained.
  • Less than 2 weeks notice the full tariff is non-refundable.
  • Where we are successful in securing a new booking, a refund for any dates re-let will be provided.  An admin fee of £50 may apply to cover costs incurred in processing the booking and cancellation.

    Should a booking have to be cancelled as a result of Government Order or a Change in Law, excluding weather-related advice, all monies paid less a £50 admin fee will be refunded. Cancellations for any other reason will be subject to our standard cancellation terms.
*Please note, bookings made for our properties via a third party website if cancelled, the refund given will be monies received by Click Book Stay and will not include any additional booking fees/services charges applied by the third party site.

Holiday/Cancellation Insurance

Once booked, the Tenant is liable for the complete Property rental costs.  As such, it is strongly recommended that the Tenant take out suitable holiday/cancellation insurance to cover costs incurred by unexpected holiday cancellation.
