The only steps within the property are a few up to the seated dining area and steps from the second bedroom up to the mezzanine. This stunning interior-designed property definitely has the WOW factor on both the outside and inside. The property has brand new modern furnishings with windows and doors handmade in Scotland as well as the kitchen, which has been individually designed to suit the space. Kinross is a great location for a holiday, calmer than holidaying in a city, yet not too far from Perth either (approx 20 minute drive). Walks and cycle routes aplenty or just chill in the local coffee shops nearby and people watch.

This 2-bed dual-aspect apartment is set on the ground floor of the building with en-suite and double height accommodation with mezzanine deck in one of the double bedrooms. There are approx 4 steps up to the main entrance door and thereafter, you are on the ground floor. On entering the main entrance of the building, you arrive into the spacious communal hallway of the building. The door to the apartment is straight ahead. On entering the property you arrive in a small vestibule, which then leads into the main open-plan immaculately presented contemporary living/dining/kitchen area - where there has been attention to detail in the use of space. The seated section has an L-shaped sofa with a 50" flat-screen wall-mounted TV (with Freeview & Radio). The raised dining area seats 6 people (2/3 steps up to this) with an additional kitchen workspace/breakfast bar area which can seat an another two guests. From the living/dining area, there is a door leading into a square hall-way which has 3 adjacent doors leading from it; the double bedrooms on either side with the main bathroom in the middle.

Sleeping Quarters - Bedroom one to your left comprises of a large sumptuous double bedroom with a super king-size bed, built-in wardrobe and bedside cabinets on either side with integrated USB ports for today's modern-day traveller and also has a brightly decorated large en-suite with a double shower. The second double bedroom also has a super king-size bed (this one is a zip&link bed which can be split to make 2 singles), built-in wardrobe as well as the mezzanine area above (staircase leading up to this), which has two single beds. Ideal for a family. The main family bathroom is spacious and bright comprising of a bath and a separate double walk-in shower.

This apartment has been renovated to a high standard with a contemporary finish. The stunning design offers a sleek modern look which is perfect for every taste!

A maximum of two well-behaved dogs are welcome at the property on request (please note, additional charges per dog will apply).

The apartment is located in the heart of Kinross with some fabulous coffee shops literally on your doorstep! It is in an ideal location for walking and cycling with the Loch Leven Heritage Trail (which you can also cycle round) as well as Lochore Meadows Country Park (approx 15 minutes drive away). The city of Perth is also just a 20 minute drive with its bars, restaurants, leisure pool, theatre, concert hall and cinema if you are looking for a busy day out. You can also visit the Lomond hills and take a stroll through Maspie Den in the lovely village of Falkland (where you can also visit Falkland Palace.)
