NEW TO MARKET Large welcoming home to enjoy quality time together with family or friends. Built in 1836, this late Georgian C Listed home is available to rent on a short term basis of 2 nights + (depending on time of year).

From the moment you arrive at the door, you'll be able to relax, unwind and recharge the batteries!

The accommodation is set over 3 floors and comprises;

Ground floor with large double living room with wood burning stove and TV. A room of two halves; one half is perfect for relaxing in front of the fire and watching TV, while the other half is brighter and provides the perfect space to chat or read a book or two.

Modern dining kitchen with large table and chairs to seat 12. Equipped with the keen cook in mind including sharp knifes, Kenwood KMix, plenty of oven dishes, cake stands, etc.

Bathroom with WC, wash hand basin and bath

Rear corridor leading to a large second kitchen - ideal for preparing for a special occasion or perhaps bringing your own private chef.

Additional shower room.

Cloakroom / Boot room

Multi-purpose room - can be used as a treatment room (mobile beautician)

Lower ground floor;

Stairs lead down to a lower level with 3 rooms set up for entertainment. There's a TV room, a space invader games room and pool table / table tennis / ice hockey games room.

Upper floor;

6 bedrooms all with en-suite shower room. (4 x king-size bed, 1 double bed, 1 zip & link bed that can be set up as either a super-king or twin)

Office ... just in case you need to do a little work while staying at the property.

Bed linen, towels and wi-fi are all included for your convenience.

For families with young children there's a travel cot, high chair.

Well behaved dogs are welcome by prior arrangement for which there is a small additional fee. For the 4 legged guests there's also a selection of toys to enjoy.

Outside the property is surrounded by a large garden with fruit trees, lawn, and table and chairs. There's a BBQ for guests to enjoy cooking on should the weather be kind.

There is an outbuilding suitable for the storage of bikes / sports equipment and a drive way with extensive parking for cars and trailers

This property is presented to a high standard and while perfect for family gatherings, it does not accept stag & hen type parties due to it being in a residential area.

There are steps leading up to the front door, or level access to the side.

It is located in the Highland town of Blairgowrie.

Location

Rosebank House is situated to the east of the River Ericht in Blairgowrie, set back from the A93 which leads from Blairgowrie to Glenshee, taking in the Snow Road. The house is just under a mile from the centre of Blairgowrie which has an excellent range of independent shops, supermarkets, cafés and restaurants.

Perth and Dundee (both within 19 miles) offer a more comprehensive range of amenities, high street shops and leisure facilities.

There are railway stations at Perth and Dundee. Dundee Airport (19 miles) has direct services to London, while Edinburgh Airport (57 miles) has a wide range of domestic and international flights.

The location is ideal for those who enjoy the outdoors. There are three golf courses at Blairgowrie (including a championship course) and a further three courses at Alyth.

The Perthshire Hills and the Angus Glens are easily accessible and popular with hillwalkers; there is skiing at Glenshee (about 24 miles) and first class salmon fishing on the rivers Tay, Isla and Ericht. There are plenty of opportunities for country sports on local estates.
