Property Details

Overview: Sawmill Cottage is a gorgeous, magical hideaway. Private, restful, simple and calm, it is full of quirky charming features (saddleracks as coathooks, cabin style bunk beds, chunky radiators, stable doors, and window seat overlooking the quiet farmyard). With a lovely outlook and only 5 miles from Perth - a perfect location.

Bonus feature: Rustic games barn

Accommodation: Recently converted from estate outbuilding, the decoration is sleek, chic and very stylish; simple walls, slate flooring with rugs, muted tartan bedroom carpets, kitchen units hewn from recycled estate wood, cool kitchen and bathroom tiles. Sawmill Cottage is kitted out with television and music system and ping pong table, stocked with books, dvds and board games, and has a spacious, enclosed garden with BBQ and rustic furniture.

The open plan kitchen, dining and sitting room is dramatic, light and airy with a high vaulted ceiling, a cracking woodburning stove (logs provided and fire made up for your arrival), and faux fur throws over the squashy sofas, with seating for 6. The room has giant picture windows which frame, on one side, the very peaceful, leafy, farm courtyard where you’ll find the resident chickens pecking under the horse chestnut tree and, on the other side, frame the garden, field and woodlands.

The two bedrooms are simple and cosy with muted tartan carpets, crisp white linen, blankets and hot water bottles, and luxury towels for all guests.

Bedroom one is a double bedroom with en-suite, with garden view! and the second bedroom has 3 quirky and comfortable large single cabin style bunkbeds* suitable for adults, the top two bunks are unsuitable for children under 10 as they are quite high. This room also has a small double sofa bed, a television and pretty views onto the Fife hills.

Two power showers. One rolltop bath.

Fully equipped kitchen, looking out over the lounge and dinning area to chat and entertain your friends and family, with separate utility room with washing machine.

Dog friendly but, due to free ranging chickens, dogs must stay on a lead when outside the house and enclosed garden. Please note extra dog fee will apply.

Family friendly but younger children must not sleep or climb up to the top bunks. Highchair and cot available on request.

Outside there is ample space to park 2-3 cars with a great south facing patio, and to the rear of the property there is a large enclosed garden.

BBQ for those that enjoy outdoor cooking.

*the 3 large single beds in bedroom two could all sleep 2 children, however the property has been furnished to cater for 6 guests.

Rustic games barn for your sole use during your stay which includes seating / benches, ping pong table, darts board. Unique space for those rainy days or just a space to unwind and get away from it all!

Please note dogs are not allowed in the bedrooms.

The Sawmill Cottage is surrounded by woodland with plenty of local walks along the Moncrieffe and Kinnoull Hills. These quiet country lanes are also great for cycling. The Sawmill is the perfect base for exploring Perthshire and Fife with beaches, golf courses and the mountains in close proximity, a 45 minute drive to St. Andrews, Stirling Castle and Edinburgh and 3 miles away from Perth and its diverse range of restaurants, pubs, cocktail bars and music venues, or of course simply a bolthole to unwind.

Popular area for the keen cyclist as well as having many lovely walks locally.
